Ionis Pharmaceuticals – Office TI at Gazelle Building

This project involved the tenant improvement to approximately 2,700 SF of existing space into a new laboratory, with 4,8725 SF of office space at the Gazelle Building. The scope of work included the installation of new underground plumbing for the new lab counters, the reworking of the existing HVAC system to meet new specifications for the lab, and the installation of a new fume hood and exhaust system. New walls were constructed and painted, new doors were assembled, lighting was installed, and the casework consisted of chemical resistant counter tops with laminate shelving. All work stations were quipped with umbilicals from the counter tops to the grid ceilings for utilities to access the work stations. Lastly, new sheet vinyl flooring was installed with welded seams and a new rubber top set base.
